Do you ever wonder why a house isn’t selling?  You see it advertised online, the price looks great, you know the area is excellent yet for somewhere reason it isn’t selling.   It might be your neighbour's home,  your friend's home - it could be that you are in the market to actually buy!

Lichfield Avenue is a superb, extended family home in the heart of Bare, one of the most in-demand areas of Morecambe.  Homes in this area normally get snapped up in a matter of weeks,  hence we were shocked when we were contacted by Jayne to see if we could help get her moved.

The Residence is one of my favourite apartment developments in Lancaster.  The building is truly stunning, full of character and every apartment is different.  The communal area feels more like a hotel lobby and the area is shrouded in Greenery.  It truly is special.  This is why we were surprised when Leah called us to see if we could help.  Her apartment was already on the market.  It was well priced yet it was failing to even get many viewings.

We’ve neglected our success stories for a while, the housing market has been so busy, it’s hard to find time to put pen to paper. But this is a story we want to tell, and we one we will always remember!  This is the story of selling a home at the beginning of lockdown and helping a buyer find her dream home!  

We are back with our real life success story.  Today’s story stems from a home in Scale Hall.   Michelle originally valued the home back in March 2019 but sadly lost the instruction to one of the corporate estate agents.  

Their home struggled to sell.  Few viewings were booked and promises made at the beginning weren’t fulfilled.  The family were actively house hunting with JDG but whilst they would see homes they liked, they simply weren’t in a position to be able to make offer.

This weeks success story is all about a 3-bed period home in Fairfield.  Fairfield is one of my favourite areas of the city.   You can walk to the city centre, yet you are surrounded by greenery.   There is a real sense of community spirit and it is very popular with families.

Todays success story is about a beautiful chocolate box style home that was struggling to sell.  Take a look at the photo below,  it has to be one of the prettiest homes I have seen with that beautiful red tinged stone work.  This home was truly picture perfect.  It has though a big problem.  It was struggling to sell.  

The owner had tried two Garstang agents to sell his home.  He had been recommended to us in Lancaster.   With some initial relunctance,  I went to meet him to see if we could help.

Today’s success story is a little bit different from the usual. This is the story of a family that asked for help. I’ve used the various homes internal photos and also changed names to protect privacy. The story though is true.

I first met Maureen, in early September 2018.  She had lived in Torrisholme Road for just over 6 years as a single, older lady.  Her eyesight was deteriorating and whilst she was fiercely independent she now wanted to live closer to her family for both company and support.

The story of a 4 bed detached home on Highwood, Lancaster.   This should have been an easy move for the owners, however from choosing the wrong agent to begin with, through to admin errors with mortgage companies and a removal company accidentally cancelling a moving van - this sale had a few bumps along the way....

Welcome to Gleneagles Drive. Homes on Standen Gate are hugely popular. The location is superb, neighbouring Williamson Park. Live here and you are under 2 miles from the city centre, on the edge of open countryside and in the catchment area of some of Lancaster’s most sought-after schools.

So why wasn’t this home selling? In fact, this is the 3rd home on this development in under 6 months which was struggling to sell. Until they all switched to us that is!

I hate it when I lose a house to another estate agent, even more so when I know we can sell it.    But people have the freedom of choice and sometimes I have to ask - did I do a good enough job when I first met them?   Did I truly show them that at JDG we do things differently and not all estate agents are the same? 

This week's true story is about a fabulous detached home in Scale Hall.....

This weeks success story is all about a semi-detached home in Scotforth. It is a family home. One which should have been snapped up quickly. But it wasn’t.

It is a home in the most popular selling postcode area of Lancaster. It is a home which is immaculate. It is also a home which is within walking distance of Lancaster’s most sought-after schools and in the neighbourhood, there are some of the areas key employers - notably the universities and hospital. Why wasn’t it selling?

This weeks success story is about a 3 bed home in Scale Hall.  Homes in Scale Hall are in demand, especially since the Bay Gateway opened - linking Scale Hall to the M6 in just 5 minutes. This home was to go on to sell for its full asking price, despite another estate agent valuing at £25,000 less.  Read on to find out what we did to achieve a record-breaking price on this street and help this family get moved on to the bungalow they really wanted.

This weeks success story is all about a large detached home on the canal side at Haverbreaks.  Many people don’t associate our estate agency with selling luxury homes,  yet we have sold more homes over £500,000 than any other estate agent so far in 2018 in LA1.

This weeks success story is about a detached home in Greaves. This family had been trying to move since the Spring in 2016 with another estate agent.   We had valued the home previously.  It was a beautiful 3 bed detached home on a corner plot.   The area is great.  Greaves is a popular location.  It's close to both the hospital and university - both are key employers.  There are also excellent schools both primary and high schools within walking distance.   Why wasn't it selling?

This weeks success story focuses on Jefferson Close.  It's an interesting story as this is a stunning home which was struggling to sell.   Normally when any property is struggling, there is considerable work we need to do.   Houses often will need staging,  furniture might need moving and almost certainly kerb appealing needs lifting!

Often, the client says they ended up not liking their past estate agent or feels deeply let down.   Trust can become a major factor.   

This house in Freehold completed in June 2017 at just £134,000. It had sat on the market for over 200 days. The gentleman that bought it never moved in. In fact, he didn’t do anything. His circumstances had changed. So how, just 6 months later did we re-sell it for £11,000 more?

Welcome to The Roundhouse,  a stylish, modern townhouse located in the heart of Lancaster  This week's success story is slightly  different to others, in that I had a buyer for this home, just no house to actually sell yet! 

Welcome to Highgrove,  a beautiful prestigious development in South Lancaster.  This small development comprises of spacious luxury detached homes.  It’s an area of Lancaster many homeowners aspire too.  The location is superb, ever so leafy yet still conveniently close to the city centre and some of the best schools in the area.   Why hadn’t it sold straightaway?  The previous agent were blaming the new build homes.  Was that the real reason?

This weeks success story focuses on a beautiful period home on Belle Vue Terrace that was struggling to sell.  It had been on the market for 6 months.  In that time we had agreed sales on 2 of their neighbours, one of which was quickly snapped up.   

I’d drive pass this house daily.  In fact several times a day.  I’d wonder why hadn’t it sold.  I already knew the pictures weren’t great, you could see that online.  However, it was on Belle Vue Terrace.  This is a prime area.   People dream of living on Belle Vue Terrace.  What was wrong?

This weeks success story highlights the importance of For Sale boards.   Many people move as they want to live closer to family and friends.  As such, those family members and indeed friends like to keep their eyes open just in case a suitable home pops up.  In this instance it did....

Today’s success story focuses on a beautiful stable conversion in Halton.  We had originally valued this home back in Summer 2015.  Back then they hadn’t found anywhere to move to and opted to sell with a low-cost local estate agent.   12 months later they called for advice and help.  They still hadn’t sold however they had seen a house they desperately wanted.   Could we help get them moved?

Beaufort Road.....A popular residential street in the sought after area of Bare. You would think that homes around here would sell easily.  After all, the location is exceptional. Sometimes though, this isn't the case.

Welcome to Westham Street.  A 2 bed period home in Moorlands which appeals to both the first time buyer and investment market.  This home had been on the market with another high street agent for 4 months.  It had a few viewings but no offers.  The viewings had now started to dry up.

Maggie, the owner was due to get married.  She was also having a baby.  3 big life changing events all at once!  She really wanted her home sold before the wedding.  Could we find her a buyer before the big day?

Welcome to Cheltenham Road.  This is the story of a beautiful 3 bed home in Greaves.   *Joanne, the owner called 3 local high street agents out to value her family home.   The valuations differed vastly from as low as £150,000 to ourselves who recommended an asking price of £180,000.  There was £30,000 difference.  Find out what happened and why she initially chose a different estate agent to act for her…..

Today's story recounts the tail of a flat on Morecambe's world famous promenade. A property that had been on the market with nearly every agent in the town, over a period of nearly 5 years!. Each agent had tried, but ultimately failed, to not only sell the home, but to even generate any real interest.

We were invited out to undertake a market appraisal of Hawarden Avenue. A spacious detached bungalow in a great area. The home was a fabulous size, with two spacious bedrooms, large lounge and exceptional outside space. We really wanted this one! We met the vendor of the home and discussed the service we offer, followed by our valuation price. 

Mr and Mrs Ditcburn were a lovely couple and interestingly former neighbours of mine.   Their home had been up for sale for several months with another agent and was struggling to get any interest.   They gave us a call having seen several of our other sales complete.  They were avid readers of our blog and wanted to know if we had any helpful tips and advice that would help.  I always love a call for help.   

Today's story looks at something slightly different to the norm.... A story of a vendor who was struggling to sell their park home through another agent. The  home had been on the market for over 6 months, with very little interest to speak of. It was a fabulous size, with a great position on the park and a lovely aspect of field's and woodland to the rear. This clients story was slightly different to many others we have featured.  Like many other people we have helped he had to tried to sell with another agent.  His photos were fabulous.  In many ways too fabulous as they gave the wrong impression.  You could say they over egged the pudding.  However,  his house was competively priced.  Still it hadn't sold.....

This weeks case study looks at a property we sold in Morecambe.  If you've swapped agents a couple of times,  it really is worth looking at what has been happening or not happening and investigating the reasons why.  There will be reasosn.  We just have to find them and then take action! 

This weeks success story looks at a property in Heaton with Oxcliffe.  This client had tried to sell with an online agent.   Whilst they in theory found a buyer,  our house owner was about to discover that finding a buyer is only a small part of the job..... If you want the best price for your home, it pays to use a local agent!
