Westham Street is a well presented 2 bed terrace home. Maggie had purchased it from ourselves in 2015 as her first home. It was a well presented home. Since buying it, improvements had been made including a range of fitted wardrobes in the bedroom. It was the perfect home for a first time buyer.
However as life often can, circumstances had changed. She was now engaged, expecting her first child and her wedding day was fast approaching. She had been up for sale with another agent for several months. In her street alone there was 6 other houses for sale, several them asking a lower price than she was.
What we did
Homes in Primrose and neighbouring Moorlands always sell well, however there is always competition. At anyone time, buyers will often find anything between 10-20 competing homes for sale. We knew we had to make sure this home stood out. After all, we were one of the higher price homes, so we couldn't sell this on the price!
We focussed on what the home offered. The added little features that the other houses didn’t offer such as how the kitchen had been designed in a way so there was space to casually design. How the rear yard faced south. We highlighted the homes features such as the open plan layout and the beautiful fireplace.
We made sure our photos stood out. We always advise our clients in the best way to present the home so we can ensure how photos show it off in an eye-catching way.
We launched the property for sale with a full social media campaign, premium marketing online and our sales team got on the telephone to our large database of registered buyers. These are people we are know looking already. They may be currently viewing. Some who are investors who buy often ( if the right property comes up for sale)!.
We had 2 competing offers. We achieved the price the owner wanted and more than she had paid for it. More importantly we agreed the sale 5 weeks before the wedding and completed the sale just a few weeks after, once they were back from honeymoon!
