The vendor contacted us as he was looking to downsize. We met at the property and discussed a marketing strategy and agreed on an asking price for the property. We had lots of ideas on how to maximise her price and some great ideas for the marketing of her home. The owner was happy and instructed us to proceed and we explained to the vendor the importance of having a for sale board. We agreed with the vendor to return later in the week to photograph the property.
On returning to the office, our valuer immediately ordered the for sale board and made all the necessary preparations for the upcoming appointment.
Two days later we received a call from a lady who lived close by and she had just seen the for sale sign being erected. The board man had just left! Her daughter was looking for a property in the area and wanted some further information on the property. We arranged to show the viewer around the property on the same day we were booked to take photographs. This resulted in an offer being made on the property the very next day and the vendor kindly accepted. The property hadn't even made it to market!
This resulted in a very happy house owner who was able to move quickly.
This property is a prime example of why for sale boards play an important role in selling houses. Buyers often want to live close by to family and friends who will also keep a close eye on properties coming onto the market.
