Our first encounter with the vendors was actually during a viewing of one of our other properties. Our trained viewer met them outside and they immediately hit it off. Although this home wasn't for them, they had been impressed by the viewer's knowledge and enthusiasm. Upon calling them the following day for feedback, we were invited to undertake a market appraisal, something we were more than happy to do.
Our valuer visited the home and used her extensive home staging knowledge to point out what was going wrong. Simple advice was given. Trim the front garden hedge to let more light into the lounge. Place a large mirror on the chimney breast to give the illusion of space and buy some lighter coloured bedding in preparation for photos.
Looking through the current agent's details, the pictures were dark and uninspiring. This was a beautiful home that was being let down by its marketing. We had to change that! We took our pictures and produced the brochure. The vendors couldn't believe the difference. The home was then made available for viewings.
Interest was strong from the start. Numerous viewings were booked. We even had one young couple look around that informed us they had 'written this home home off' because of the previous agent's pictures! After 8 viewings in the first couple of weeks, we received an offer. Although slightly lower than the vendors were looking for, our experienced branch manager negotiated with the buyers and managed to secure a substantial increase!
After months of inactivity, we had sold the home in less than 4 weeks!
