Know your buyers. Does your estate agent know what their registered buyers are really looking for?

This week I thought I’d talk to you about the importance of an estate agent really knowing what their buyers are looking for and how it’s important they keep their keen buyers at the top of their mind.  It stems from a chat I had with another northwest estate agent who was intrigued as to how we sell so many homes locally when we don’t actually have the largest stock register in the town. He wanted to know what our magic was and asked me if I would share the secret!

 

 

There is no magic.  There is no fancy app nor will I put it down to us having the latest technology.  It’s what I call good old fashioned estate agency.  It’s called knowing your buyer.

Every day we meet potential buyers all at various stages of their moving journey.  All have different requirements, different needs, different time scales.  By getting to know them as a person, we can truly help them along the way. 

Let’s take a look at some recent properties that found a buyer quickly and how we did it.

 

 

Spinners Court, Lancaster  £125,000   

As we sat in this apartment talking about the valuation, we knew we had 3 potential buyers for this property.  The question is would they pay the price?  As soon as we got the go ahead to take the photos we called these people.  Two viewings were booked.  Our buyer needed somewhere quickly.  Canal views were high on the priorty list.  The full asking price was offered. 

 

 West Road, Lancaster   £420,000

Our honest and frank approach,  secured the instruction on this period home for our company.  This home was beautiful but not without potential issues which could be buyer objections.  Namely Acorn House and the football club are this homes next door neighbours.   Darren however had a buyer in mind.   Our client wanted a home close to the train station as he commutes to London often.  We rang him.  He came up on the train the following morning to view.  It sold for the full asking price.

 

 Cheltenham Road,  Greaves  £175,000

This home was beautiful.  What was really interesting though was that this client had valuations from agents as much as £25,000 less.  We had to convince her we were confident of the price and that we really had a buyer in mind.   Joanna who bought it had told us what she was looking for.  She wanted a period home, full of features yet with nothing to do!  We called her.  She bought it.  Another full asking price agreed.

 

 Beech Street,  Marsh  £120,000

This home didn’t quite achieve the full asking price but more than the client had hoped for and more than other agents quoted.  It could of achieved more, however the owners chose to go with the buyer who could move the quickest.  It was quite possibly the nicest two bed terrace that was on the market at that time.   We knew our buyer wanted a home in great condition.  We also knew his sister lived very close by.   A sale was agreed in just 4 days.

 

 Windermere Road,  Freehold  £170,000

Windermere Road was a headache.  But a nice headache to have.  Our sales team set about calling potential buyers.  We knew we had 4 in particular who wanted to be in Freehold,  on either Windermere Road or Grasmere Road and were specific about the side of the street they lived on.   The result was we had competing offers ( the headache ) and it sold for over the asking price.   Even more interesting was 2 other agents had valued it considerably lower!   We also helped the owner find her new home too!

  

The Spinney,  Bowerham  £225,000

This home was valued on December 28th at 10am in the morning.  It sold that afternoon at 3pm for the full asking price.  How?  Darren showed the team the photos he had taken and explained what it offered.  Andy picked up the phone and rang a couple who had be viewing other bungalows with us.  The viewing was booked for that same day.  Job done and full asking price achieved.  As these owners had found somewhere already, everybody was rather happy!

 

St Andrews Close,  Standen Park  £135,000

The fastest sale of 2017 and one which will be hard to beat.    We had sold an identical apartment and our buyer had missed out in it.  We knew we had another one possibly coming up for sale.  At the valuation we told our owner about this potential buyer.  He allowed the viewer to come along on photo day.  30 minutes after the last photo was taken,  the property was sold!  

  

Tudor Court,  City Centre  £150,000

The buyer of this apartment was out viewing with Rachel.  He looked at the Roundhouse however it wasn’t suitable.  Rachel knew we had this coming available for sale.  The details were just getting signed off.  We called the owner to ask if we could do an early viewing.  Thankfully he saifd yes!  It sold, the same day for the full asking price. 

 

These are just some examples kindly provided by our Lancaster Office.  Our Morecambe office also have their own very similar success stories.  By knowing what your buyers are really looking for and what is important to them,  you can really help them on their moving journey.   We have lots more examples, these are just a few.  

So next time,  your estate agent trys to wow you with the latest technology,  the prettiest photos,  the fanciest boards,  the most impressive floorplan,  the highest clicks on Rightmove,  their newest staff member or even the cheapest fee,  ask yourself this,  do they know their buyers?   Ask for some examples.  Sometimes the most basic,  most traditional methods of selling are the most effective.
