Do you still need a property brochure to help sell your Lancaster home?

Why is it that some estate agents no longer create property brochures?   In the Autumn of last year, a gentleman called and asked for some help.  His home at High Wood, Lancaster was struggling to sell and he couldn’t understand why.  He’d been reading our property magazine for some time and felt he had followed all the advice we had given.   He was truly perplexed.     

We arranged to meet up.  His property was beautiful.  In fact he had spent considerable money ( in excess of £40,000 ) on top of the £300,000 price tag creating his dream home.  The kitchen had already been replaced.   The wallpapers were Italian and the flooring was Amtico.  It was quite possibly the best home on this Lancaster development. 

Without going into the various issues we felt his marketing had,  a key concern was that he had no property brochure.  None at all.   Not even a leaflet.  To make matters worse the marketing description on Rightmove was under 150 words.   The photos also felt dull and flat.  How on earth was a buyer expected to know what his stunning home offered? 

It got us talking and thinking.  What does the perfect property brochure really need?  What is it’s purpose?

 

The ideal brochure

The ideal brochure needs to have a beginning,  a middle and an end.  It needs to have the perfect balance of words and pictures.  The wording needs to be easy to read.  Avoid using cliches and long sentences.  There also needs to be a flow which takes you through the home.   The brochure will highlight your homes best bits.  Just be careful though not to oversell,  this can be just as bad as underselling!

Here is an incept from the home we went on to successfully sell

“Dutton Drive is a stunning 4 bed detached home. This is the Durham model. It was acquired by the current owners in early 2105. Since then they have totally transformed the interior with hi-spec luxury fittings throughout.

 This is a stylish home. It has been designed for both family living and entertaining alike with it's free-flowing layout and open plan family dining kitchen that spans the rear of the home. The main lounge is spacious. Three of the bedrooms are doubles. The 4th a spacious single room. Two of the bedrooms feature luxurious built-in furniture. The master bedroom is also ensuite.

 Throughout you'll find a whole range of added extras from the walk-in pantry in the kitchen, the beautiful Amtico flooring and toe sinking carpets. If you want a home that gives more than you would expect, this is the home for you.”

 

Do you see what we mean?  Your property brochure needs to sell the lifestyle of your home.  Your house is not just bricks and mortar.  It is a home and the most expensive purchase a buyer will most probably ever make.  It needs to be treated as such. 

The perfect brochure will also have bright photos which show off the property’s best features.  Photos will be taken from the best angles to really show off space and capture the feel of the home.   Your brochure should include a floor-plan and this should include the measurements too.

A brochure, however, is far more than just above.  Consider who your likely buyer is to be?  In this instance we focussed on family life but also included those who like to entertain.  Your brochure needs to be written in the right way to appeal to the right market sector.   House hunting millennials will have totally different needs to families and their needs will differ to down-sizers.  Consider and include what is in the local area.  It’s all important stuff to a house hunter!

Finally, don’t forget that all-important essential information.  We love to include it.   You might see it as the boring stuff.   But just for a moment think like you were buying a used car.   Wouldn’t you want to know about the service history?  

 

Our thoughts

Let’s finish by asking our original question.  Do you need a property brochure?  Put simply, we say yes for two main reasons.  Firstly,  your property brochure - the words chosen and the photos taken - can be the first real contact a potential buyer has with your home.   Secondly,  it can be used as reference material for those people who are seriously considering making an offer on your home.
