Did you estate agent use the so-called psychological 99p pricing strategy rather than more honest straight £1.00 approach? Did they tell you it makes your home sound more competitively priced? 20 years ago this approach worked well. Today it doesn’t. Buyers are savvier.
To get maximum “eyeballs” viewing your property online, you need to price your home so it works with Rightmove's price banding. For example. Let's look at the price banding of £200,000. If you price at £199,950 ( or even £199,999 ) you will only be seen by people searching up to £200,000.
Price at £200,000 and those searching from £200,000 -£250,000, for example, will see you too! Instantly you’ve just increased your chances of being viewed online!
Take a look at your main two images on Rightmove. These are the ones that house hunters see on the search page of Rightmove. How do yours appear?
Your outside photo should be free of cars parked outside ( we appreciate this is more difficult on many of Lancaster’s terraced streets ). The dustbins should be moved out of shot. The photo should be nice and bright, ideally taken a sunny day. Your 2nd photo should be a key feature of your home. It could be a fabulous garden or a superb kitchen diner. It should be purposely chosen to entice that viewer to click. No downstairs toilets, please!
This is my favourite bit. I spend considerable time choosing the ideal words. Treat this as if it was the back of a book. It’s going to be your keywording, the decider if your home sounds interesting enough to make a potential buyer want to know more. It needs to be a strong headling. This is not the place for your estate agent to say xxxxxx Estate Agents are proud to present…… Be creative, create interest and desire!
