March has definitely been a tale of 2 halves. The month got off to a good start with plenty of buyer activity, building on the previous activity seen throughout the first 2 months of the year, until the month was punctuated with the COVID-19 lockdown.

Property views

After reporting increased daily views based on year on year figures for January and February 2020, it’s hard to gauge a true picture for March. Activity on Rightmove was going strong, then once lockdown was announced activity remained high for the first few days but we have then seen a decrease in average daily views as people adjust to this new routine and way of life. 

We cannot say the figures speak for themselves in giving a true reflection of the Morecambe Property Market in March 2020, as the impact of COVID-19 has restricted the market in how it might actually be performing if we were all going about normal daily life. Recent conversations with vendors and buyers indicate once we are through this time, the need and/or desire to move house remains strong. 

We spoke last month about there being less available stock than 12 months earlier. In March we saw 23.1% less stock available than in March 2019.  There was 28.6% less new instructions year on year. Again the impact of lockdown is likely being seen here as there will be properties that were booked in for their photos and floorplan that didn’t make it to the market before the restrictions were put in place.

 

What sold and where?

In March 2020 across the LA3 and LA4 postcodes, 55 properties sold. 31 of these sales were in the LA3 postcode area with 24 sales across in LA4.

The most expensive property to sell was a 6 bed detached home on Kent Way in Morecambe, on the market at £329,950 and at the opposite end of the scale was a 2 bed flat on Kensington Road in Morecambe on the market at £32,000.

The average price paid in LA3 stood at £140,921 and in LA4 it stood at £160,096. These figures are taken from the sales registered at the Land Registry over the past 3 months. 

The semi-detached style property resumed its place at the top of the list as the most popular house type to sell in March.
