Morecambe’s property market is off to a strong start in 2025, with sales activity significantly up compared to this time last year. Property sales have surged by 30% year on year, highlighting growing buyer confidence and the continued appeal of our seaside town.
At the heart of this momentum is rising property values. The average home in Morecambe now sells for £174,364, an 8% increase over the past 12 months. This steady price growth, combined with strong demand for larger homes—67 of last month’s 107 sales were for properties with three or more bedrooms—suggests that families, upsizers, and those seeking more space are driving the market.
Now, with spring upon us and mortgage rates falling, the outlook for Morecambe’s property market is even brighter. Lower borrowing costs are giving buyers greater confidence, and with more properties becoming available, we are seeing a healthy balance between supply and demand.
With the warmer months ahead, now could be a great time for those considering a move. More choices, better affordability, and rising prices make for an exciting market in 2025.

Despite a notable number of properties reducing their asking prices, Morecambe’s property values continue to rise.
The average price per square foot has increased over the past year, now standing at £200, with detached homes commanding a premium at £268 per sqft. This reflects the strength of the market, where well-presented homes, priced correctly from the outset, are achieving the best results.
Over the past 12 months, the average property price has climbed to £174,364, marking a healthy 8% increase. Apartments once again saw the biggest price growth, demonstrating strong demand for lower-maintenance living. While price reductions are a reality for some, the data shows that homes positioned strategically from day one are the ones selling—and often at a premium.
Buyer demand in Morecambe remains steady, with daily property views showing strong market interest. While activity has dipped slightly from last month, it remains on par with summer 2024.
Those currently searching appear serious about buying, as shown by the 107 sales agreed upon in February. With falling mortgage rates and a good selection of homes, the market remains positive as we head into spring.
As we enter March, buyers in Morecambe have plenty of choices, with 701 homes currently on the market. Encouragingly, properties that are well-priced and well-presented continue to attract interest, with those selling last month averaging 68 days on the market—7.1% faster than this time last year. While 474 properties that have been listed for over 12 weeks, this highlights the importance of strategic pricing and strong presentation in securing a successful sale.
