A Market Warming with the Weather

Spring has always brought renewed activity to coastal markets like Morecambe. As the days grow longer and the sun starts to shine, both sellers and buyers become more motivated—making this one of the most important seasons in the property calendar.

February and March have seen some significant developments for the area. Most notably, the Eden Project Morecambe is now back in the spotlight, with the appointment of John Pye as project director. While the project is behind schedule, its revised opening date of 2028 and renewed momentum have brought a fresh sense of optimism to the town.

In addition, Lancaster City Council has unveiled plans to tackle over 800 empty homes across the district—many of which are in Morecambe’s West End. With a new strategy aiming to bring 60 homes back into use each year and council tax premiums rising as high as 400% for long-term vacancies, these measures could help improve housing standards and neighbourhood vitality in the years ahead.

Property Prices

 The average property price in Morecambe now stands at £180,187, marking a healthy rise over the past 12 months.

Morecambe continues to offer excellent value compared to Lancaster, where the average price is £187,621. Semi-detached homes remain the most popular housing type, driven by their appeal to families and first-time buyers alike.

Looking at price per square foot, Morecambe now averages £204. Detached homes continue to command a premium, achieving an average of £278 per sq ft—reflecting the strength of demand for larger, spacious homes in well-positioned areas.

 What’s clear is that correctly priced, well-presented properties are still performing strongly, often attracting multiple viewings and firm offers within weeks.

  

Property Views

 We track daily activity on Rightmove to gauge buyer intent—and the data is encouraging.

 Rightmove views per property in Morecambe are currently at their highest level in the past 12 months. While this doesn’t always translate immediately into offers, it signals steady and growing demand. In today’s market, that interest is real—but buyers are more discerning, taking their time to make the right move

 

 

The average time to find a buyer in Morecambe is now 68 days, which is actually 7.1% faster than the same period last year.

It’s worth noting, however, that this figure reflects homes that were realistically priced and well-prepared for market. Of the 750 homes currently for sale, 444 have been listed for over 12 weeks—highlighting the gap between homes that sell and those that linger.

Strategic pricing and strong presentation continue to make the difference. Motivated sellers who respond to buyer expectations are being rewarded with quicker sales and better results.

 

Property Choice

 Choice is abundant right now, with 750 homes currently on the market in Morecambe—one of the highest stock levels we've seen in recent years.

 That means buyers can afford to be selective. Properties that haven’t sold typically need a closer look—whether it’s time for a price reduction, updated photography, or a refreshed marketing approach.
