Many estate agents are currently not working, and those that are, are trying hard to keep their client's homes marketed and in the public eye for when lockdown ends. Some people say it feels like doom and gloom. With just 8 sales agreed across LA1 in April - (38% by our company) it certainly feels like it could be.
When you look deeper though, there is hope for the future. The future being when lockdown ends, people still want to get moved. The proof of this is in the activity that we are seeing.
Your figures
When you look at the figures, it is no surprise that sales and new instructions are down. We all know the reasons why. Reductions are exceptionally low, yet daily views are still showing in their 30’s. This month though I wanted to show you a different graph, this one showing buyer enquiries and how they are rising on Rightmove.
I’m showing you this so you can see that Lancaster people still want to move. At JDG we now have lengthy viewing lists. In addition to the enquiries above, we have a further 114 viewings for our sales department to arrange when we know we are able to do so. Many of these enquiries have come from our social media channels and direct through our own website.
The state of the economy will dictate property prices in the future although many industry experts are predicting a big bounce. Mortgage rates are, after all, at an all-time low.
We are now planning for the comeback. There will be changes in the future. There will be changes for everyone. We’ve been lucky at JDG in that we embraced video marketing over 3 years ago. We already have new marketing plans in place and we are already getting clients market ready for when lockdown ends. The way we conduct viewings will also have to change to take into account social distancing measures.
