How have property prices changed in the Heysham Property Market?

As part of our guide to life in LA3, we thought we would take a look at the local property prices and how they changed over the years. LA3 is quite a large area, so for this article, we are focusing on Heysham.
How have property prices changed in the Heysham Property Market?

Heysham has seen considerable change over the years. Areas such as Heysham Village, The Cliffs and The Headlands have always been highly desirable and in considerable demand. But over the years, new build developments such as Miller Green and Mossgate Quarter have popped up - changing the landscape and growing the population.

The real change though for the area was the opening of the Bay Gateway. This has had a significant impact on the area in both demand for the area from people who need good connection links and also local property prices.

To put things into perspective, over a 12 month period, the UK (has a whole) saw a 2.2% growth in property prices. Heysham saw a growth of 8%. Over the past 5 years, prices have increased in Heysham by 15%. ( source dataloft ).

Today the average the property price in Heysham now stands at £164,391 (based upon the last 12 months sales). In the past 12 months, there have been 189 property sales in Heysham. This is an increase of 7% year on year.

The most expensive house sale in the past 12 months in Heysham was at Seymour Grove. This was a detached home which sold for £395,000. At the opposite end of the spectrum, the cheapest property to sell was a 1 bed flat at Rothesay Crescent. This sold for just £49,500.


Terrace Homes

Terrace homes account for 11.1% of the properties in Heysham.  They range in size from 2 bed upwards, with several larger period homes that are 5 bedroom plus.    The current average price of a terrace home is £126,143, although many of the larger homes can command prices in the region of £180,000 and above!

 

Apartments

Apartments account for just 9% of the homes in Heysham, yet interestingly accounted for 50% of all the properties that were let in the area in 2019.   Most of the apartments are 1 or 2 beds.  The average selling price over the past 12 months for apartments has been just £79,923, hence they are popular with investors looking for buy to lets in the area. 85% of the apartment sales in Heysham in the past 12 months were under £100,000.

 


Semi-Detached and Detached homes

Semi-detached homes account for 51.8% of the all of properties in Heysham, whilst detached homes account for 25.7%.   The average price for a detached home is £209,982 whilst the average semi-detached home is now worth 150,642.  (Please note there were several semi-detached homes that sold in 2019 for over £250,000)

 


Just for fun

We’ve found a set of details for 22 Knowlys Road, a home advertised for sale back in 1989. Back then the home was advertised in for £59,950. Thirty years later, we have just re-sold this home for £162,000. Back then it was described as well-maintained. Thiry years on it still had the avocado green bathroom suite and need quite a bit of updating!
