Next came two more housing developments - both set just off the high road. They were met with mixed reactions. Some people welcomed them, others were upset by the changes to our landscape. There were concerns as to how the local school would cope. Would the village roads become busier? Who would actually buy these homes, especially with the price tag starting at over £300,000 for a 4 bed detached family home.
It is interesting to see how these changes have affected the Halton property market and made it one of the most in demand villages to live.
Take a look at the graph below. 5 years ago (before the bay gateway opened) the average property price in LA2 6 was £188,445. In July this year, land registry recordered it be £233,546. The average this year based on completed house sales is a whopping £246,976. This is a whopping increase of 31%.
In the past 5 years there have been just 214 property sales. This figure is suprisingly low, however it shows that people love their village. They don’t move often! In the last 12 months there have been just 44 property sales. This figure though will be distorted as Covid-19 has delayed many peoples move and we are told that land registry still has a back log they are processing.
Whilst the luxurious new build homes by Wrenman Homes and Storey Homes may seem pricey to some people (prices start over £300,000 for a 4 bed deatched), the two most expensive streets in the village are Hazelbank and Rectory Paddock. Hazelbank has an average value of £515,00. Rectory Paddock has an average value of £408,000.
Some may argue with this data. Many homes on the Rivers Edge are certainly worth more, it’s just they don’t come up for sale very often and this data is based on the street as a whole. The most expensive home that has been advertised for sale recently in Halton is actually Halton Green House. This beautiful 7 bed home was on the market for £2,000,000. It came off the market recently.
Haltons cheapest street is Victoria Place, a cute little street of just 5 homes. These homes rarely come available for sale - in fact there have been just 4 sales on this street in the past 19 years. Although the last sale was over £160,000 - the average price of this street using the data available is £145,100.
Halton is a historic village which is in demand. At the last census its population was just 2227 people. There are currently just 41 homes advertised for sale in the village. 20 of these are marked under offer or SSTC. This alone speaks volumes.
