Entering the property through the front door directly into the modern kitchen which has been fitted with a range of cabinetry with complementary worktops, there is a built in oven and hob. There is also space for a dining table and chairs. The spacious living room has ample space to accommodate a range of furniture, and the feature fireplace provides a great focal point. Tucked away in the corner of the room are the stairs leading to the first floor and a cupboard under the stairs provide great additional storage. On the first floor there are two good size bedrooms and a family bathroom. The main bedroom is a generous double with plenty of space to accommodate a double bed as well as additional furnishing and the built in cupboard provides additional storage space. The second bedroom is also a good size double. The family bathroom has been fitted with a three piece suite comprising of WC, wash hand basin and bath with over bath shower. Externally there is private low maintenance garden to the front of the property and allocated parking for two cars.
Utilities & Important Information
Please note that there is no space or plumbing available for a washing machine within the cottage. Laundry facilities are available on site within the communal area.
Due to the nature of the development and the caravan site to the rear, the water and gas are supplied from one source via the landlord. This means that you will not have the option to change gas suppliers and will be charged for water and gas directly by the landlord. Both water and gas are metered so you will only pay for what you use and this will be billed directly from the landlord on a periodic basis. The cost of gas will fluctuate depending on the cost paid by the landlord to the supplier. You are able to select your own electricity supplier and will pay this directly to the supplier.
This is a non-negotiable aspect of the tenancy.
Application & Viewing Information
If you have seen our virtual viewing video, and are interested in applying for the property please follow the link to the application page (This may only appear on the web version rather than the app). We will need one application per household. The landlord will make a decision on which applicant they wish to proceed with and their decision will be final. If your application is accepted, we will then be able to get a physical viewing booked in.
Cost Information
If your application is successful and, following a viewing, you proceed to the referencing stage, a holding deposit equal to £150 will be taken via our referencing platform Goodlord this will then go towards your first month's rent when the tenancy starts.
The holding deposit will be retained by the agent if the tenancy falls through for one of the following reasons:
· You decide not to rent the property
· You give wrong or misleading information
· You cannot pass a 'right to rent' immigration check
The standard deposit on this property will be £750

We may charge a tenant any or all of the following when required:
1. The rent
2. A security deposit with a maximum of 5 weeks rent, or 6 weeks on a property with rent over £50,000 per year
3. Default fee for late payment of rent (after 14 days)
4. Reasonable charges for lost keys or security fobs
5. Payments associated with contract variation, at £50 or reasonable costs incurred if higher, when requested by the tenant
6. Payments associated with early termination of the tenancy, when requested by the tenant
7. Payments in respect of bills - utilities, communication services, TV licence, council tax and green deal or other energy efficiency charges.
Reposit - Nil Deposit Scheme
We’ve partnered with a company called Reposit who offer an alternative to paying a cash deposit. By using Reposit you can save a lot of money upfront as you will only need to pay the Reposit fee of £150 instead of a cash deposit which will be £750 The Reposit fee is not refundable at the end of the tenancy. You can use the money you save to spend on something you actually want!
Please note that just like a normal deposit, you are still liable for any valid, end of tenancy charges. The difference with Reposit is that you keep control of your cash and only pay these if they actually occur at the end of your tenancy, rather than paying at the start. If you stay beyond a 12 month period, a £30 charge will be payable to reposit once a year to continue the cover.
This is optional and a normal deposit scheme is also available. Reposit is subject to certain referencing criteria and may not be granted following referencing
