Look at the graph below. Demand (average daily views ) has trebled. Sales have more than doubled, new instructions are up and in many instances homes are getting snapped up.
Spring is always a good selling season for coastal resorts and even more so now than ever as people look to escape to the coast and countryside. Morecambe is in demand. Despite everything going on in the world, Morecambe’s future looks bright.
Here are your figures for March 2021
New instructions have jumped by 20%. Sales however jumped by 128%. This has left a shortage of properties. In the month of March, there were 570 homes available for sale, down from 688 the previous year.
The most expensive home to sell this month was on Heysham Road. It was on the market at £450,000. It is interesting to note it had been on the market since 2019!
At the opposite end of the spectrum, the cheapest property to sell was a 1-bed apartment on Euston Road. It sold at auction for just £25,000. There are still plenty of property bargains to be had in the region.
Semi-detached homes have been the most popular selling home on the Morecambe Housing Market. 47 of the homes sold were 3 bedrooms showing just how popular family-sized homes are. Homes with gardens are in huge demand and we are getting lots of requests for properties with sea views.
LA4 was the most popular selling area of Morecambe with 70 sales verse 60 sales in LA3.

We head into April with just 396 properties for sale on the Morecambe market. When you consider that there are 23,981 properties in Morecambe, it means that only 1.6% of the properties are actually available for sale.
What is a concern though is that still 129 of these homes have been available for sale for 6 months and longer. 71 of these are properties are with the same agent. Thankfully at JDG, we have none of these homes, although if any of them would like to switch to us, we would love to devise a moving plan that works for them. We have lots of ideas!
The average price in Morecambe for a property is now £143,849. This is an increase of 5.9% over the past 12 months and 18.3% over the past 5 years.
Homes are selling and marketed correctly they are selling well. To give you an example, a home on Ryknild Way sold in just 7 days. It had 2 people wanting it. Eastlands found a buyer in 5 days and a home on Granville Road sold for considerably more than the asking price. 13 viewings were booked on this in just 48 hours and 5 people wanted it! We also sold a home on Lichfield Avenue that another agent had tried selling for several months. It too sold over the asking price with our carefully planned marketing strategy.
